The next task for the SPR team is what we like to term, ‘Property Profiling’ – the process of identifying what property type/s best fit the established demand criteria and sourcing matching properties. We liaise with developers to ‘custom fit’ property floor plans, inclusions and finishes to maximise investor returns. Contract terms are negotiated to ensure the investor is not exposed to any ‘incidentals’…..that often don’t feel so incidental!
The result to the investor is an investment property that delivers the benefits of a well planned and executed investment property purchase.
Alongside statistical analysis we like to ‘kick the dirt’ to close the loop on our research. This is the process where we visit the target location, walk the land, talk with property agents and get a ‘feel’ for what the opportunity really is.
Quality research is core to the investment process. We believe that good research extends beyond the collation of facts and figures. SPR adopts a two pronged approach to research which we like to refer to as; ‘The Numbers’ and ‘Kicking the Dirt’.
It is not difficult to find endless data – and sometimes this data does little other than to muddy the waters or gloss things up. Extracting information that is meaningful to the opportunity you are looking at from that data is another skill set again, one that we do well.
